What we do:

Our residential and commercial real estate program as well as our innovative property management services to investors and owners offer affordable housing plans (mainly apartments) and leases office spaces to individuals and companies in the Democratic Republic of the Congo (DRC) for a short, medium, or long-term.

We prepare the home for rent by cleaning and optimizing interior appeal. We manicure landscaping to increase curb appeal and create ads tailored to the property and advertising medium. We work with other realtors and leasing agents to find a tenant, meet prospective tenants for showings throughout the week and weekend.

We perform a background check to verify identity, income, credit and rental history before grading the tenants according to predefined tenant criteria and informing those who were turned down.

We draw up the lease agreement, confirm move in date and review lease guidelines with the tenant regarding things like rental payment terms and required property maintenance. We ensure all agreements have been properly executed, perform detailed move-in inspection with the tenant and have tenants sign a report verifying the condition of the property prior to move-in; and then collect the first month’s rent and security deposit.

We receive rent, hunt down late payments, send out pay or quit notices, and enforce late fees to all tenants.

We file relevant paperwork to initiate and complete an unlawful detainer action, represent the owner in court, and coordinate with law enforcement officers to remove tenant and tenant’s possessions from the unit.

We advise in the event of a legal dispute or litigation and refer the owner to a qualified attorney, when necessary. We understand and abide by the latest local and state legislation that apply to renting and maintaining rental properties.

We perform periodic inspections (inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc. Then we send to the owner our periodic reports on the condition of the property.

We provide accounting property management services, make payments on behalf of the owner (mortgage, insurance, etc.), and prepare a detailed documentation of expenses via invoices and receipts. We maintain all historical records (paid invoices, leases, inspection reports, warranties, etc.), provide annual reporting, structured for tax purposes as well as all required tax documents.

 

We advise the owner on relevant tax deductions related to their rental property, we provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses.

We provide and oversee an in-house maintenance crew and we establish a preventative maintenance policy to identify and deal with repair needs. We provide a network of licensed, bonded and fully insured contractors who have been vetted for good pricing and good work that is up to code.

 

We maintain outdoor areas such as leaf and snow removal, landscaping, and removing trash and debris. We maintain and monitor a 24-hour emergency repair hotline, handle larger renovation or rehabilitation projects, provide recommendations on how the project can maximize rental income, prepare preliminary cost estimates, get multiple independent bids for the work, and act as general contractor overseeing the work.

We inspect the unit and fill out a report on the property’s condition when the client moves out, we provide the tenant with a copy as well as estimated damages, and return the balance of the security deposit to the tenant. We clean the unit and perform the needed repairs or upgrades such as re-keying the locks and putting the property back on the market for rent.
